Abstract
This report comprises an investigation into the development of market dynamics in the free rental housingsector of the 4 largest Dutch cities. The current strong price development of housing in the free housing market is considered as one of the most important themes in Dutch urban housing markets. Developments in the free rental sector require a solid analysis of the determinants of market dynamics. This research estimates a supply- and demand-sidedisequilibrium stockflowmodel on a unique data set covering 2008 to 2018. Results show that main determinants of market dynamics (supply and demand development) are user costs, house prices, construction costs, land costs and GDP. In contrast to theoretical findings we do not find evidence of a role for sentiments in the market.
