Abstract

The share of social housing in the Netherlands is higher than any other European country. Housing associations are responsible for this unique design of rental housing and have a rich history within the Dutch housing market. The sale of a portion of their housing inventory serves as a financial instrument that housing associations can employ to acquire equity, which can subsequently be directed towards funding new social housing projects. Discounts can be employed in the sale of social housing to facilitate the homebuying process and boost the rate of owner-occupancy in the area. This master thesis aims to analyze the relationship between the sale of social housing and neighboring house prices. For this thesis, a Kadaster dataset that contains property transactions in the province of Groningen in the period between 2009 and 2018, is consulted. The study finds evidence for a negative relationship between neighboring housing prices and social housing sales, indicating that the sale of social housing negatively impact neighboring housing prices.
