Abstract

This paper investigated the direct ex-post financial performance of mixed use in comparison to single use investments in the Dutch real estate market. This study was conducted using a multivariate hedonic OLS model on a cross-sectional dataset for 2016 of 536 observations. Results show that mixed use investments may not necessarily perform better than single use investments. Finally, city size was found to significantly influence net operating income of mixed use investments. However, omitted variables could explain why investors may still share in the enthusiasm of mixed use investments.
