This is due to the historically minimal disclosure of confidential tenant sales, and the only recent interest in this ratio. This makes the knowledge of this topic is certainly not widespread. What is apparent in the available studies is that the determinants of the OCR (nor retail occupation costs or tenant-sales) have not been subjected to an analysis across branches while this does contribute to the understanding of the OCR. This research partly builds on those limited publications and adds a specific dimension by involving, alongside the hedonic characteristics, other mall-specific and economic variables that may influence the OCR. It is not clear to what extent these variables exert influence on the relative OCR across retail branches.
