%T Trying to beat the market during a major economic downfall, the effects of the 2007 crisis on the returns of specialized and diversified REITs

%X The 2007 recession showed that investing in health care real estate has the most potential for a good payoff. Also REITs that specialize in residential and industrial property provide a good investment option in times of economic adversity since they all had a higher return compared with diversified REITs. REITs that invest in hotel, retail and office real estate are less attractive investment option in  times of crisis. Investing in a diversified REIT, however, remains a safe choice since they are only significantly outperformed by health care REITs. Furthermore, the sudden drops in REIT stock prices which are caused by market sentiment creates investment opportunities for investors who follow the value added strategy.
