Amongst in other cities, the presence of the home sharing economy platform opened a strong debate on affordability of residential properties in London. Airbnb is proxied as a density variable by measuring the number of active Airbnb listings per thousand inhabitants. Data between 2009 and 2017 is analyzed by using a fixed effect model approach. The results show that if Airbnb density increases with one percent, residential house prices will increase with 4.71 percent.
