There is academic research on the characteristics of secondary property owners or private real estate investors, but little is known about what their presence in the market has on the transaction values of real estate properties. In this study the influence of the private real estate investors on the transaction value is investigated, and in particular within a medium sized student city such as Groningen. Property specific transaction values are analysed and compared, in addition, an aggregated neighbourhood analysis is done. Findings indicate that private real estate investors have a big influence on the transaction values of properties, on average the transaction value of the property is likely to increase by 11% when the property holds a rental license.
