It is already known that a newly built train station can increase nearby property prices due to improved accessibility. However, the effects can vary greatly across differenct context. Prior studies mainly observe these impacts in urban areas. Very little is known about how the construction of a train station affects property prices in exurban municipalities. This is important because the station provides improved accessibility for residents, which may or may not be priced into real estate market. For this reason, this study fills the gap by examining the impact of newly built train station on property prices in rural municipalities in the Netherlands. The methodology used is a comparative case study with a difference-indifference framework, comparing three pairs of municipalities. The issue is relevant for society and especially for spatial planners, as new train station development improves residents' access to jobs and the social environment, whereas if prices rise as a result housing affordability may decline. In addition, knowledge of the impact of station construction on property prices provides planning certainty, improves cost calculation, and future forecasts can be made.
