Houwers}, abstract = {In this paper research has been done to analyse if car-free zones are off influence to the value of housing prices. According to previous studies, there is a relationship between the establishment of car-free zones and the rise in housing prices. These studies mostly looked at the before and after effects of implementing a car-free zone, as well as the differences between zones with and without car interference. However, no research has been conducted analysing the distance to a car-free zone on the value of housing prices. As a result, the aim of this study was to investigate this relationship. By performing a multiple linear regression using data on the city of Alkmaar this relationship became visible. The results showcased that there was a significant linear relationship between the dependent variable, being the log of the transaction prices and the independent variables transaction year, housing type, square metres living space, construction period and the distance from a car-free zone. The independent variables had a significant and high explanatory power of 79,3 percent. When looking specifically at the effect of distance to the car-free zone, this resulted in a significant standard coefficient of -0,066. Based on this value it can be stated that housing prices get reduced by 6,6\% when moving 1 kilometre away from the car-free zone. In conclusion, it is clear that there is a significant negative linear relationship between the distance from the car-free zone and the value of housing prices.}, url = {https://frw.studenttheses.ub.rug.nl/4058/} }
