The focus is on identifying differences in price trends between cities and how they changed during the COVID-19 pandemic. The observed differences in price trends are then further explained by specific hotel (branded and independent hotels) and city characteristics (the annual number of tourists). The empirical model is based on hedonic regression model and the sample data contain 333 transaction records during 2013 and 2022. At this rate, the results show insignificant price difference between hotel transaction prices before and during the COVID-19 pandemic. Moreover, there are some remarkable differences in hotel transaction prices between major European cities. Further investigations tried to unravel differences in hotel transaction prices by focusing on the differences between branded and independent hotels. Results do not suggest any evidence that the observed price trends in different cities or different city characteristics (the annual number of tourists) are associated with the type of hotel (independent or branded) during the research period.
