%X In English society, an increase in women's labour participation has created a growing demand for childcare, besides school. The heated up real estate market, with a rapid rise in housing prices over the decade, makes it harder and especially more expensive to buy the right house. This research analyses if childcare also affects housing prices in Brighton and Sunderland. With the use of hedonic price modelling, this research finds that the spatial distance between childcare centres and houses does influence the price of a sold house. The direction of the effect of distance to childcare depends on city context, housing type and price segments. The research found a positive effect of distance to childcare in the Sunderland, whilst the distance effect was negative in Brighton. Furthermore, the middle price segments and terraced housing in both cities also examined a positive effect of a nearer distance to childcare. Therefore, the results support the idea that distance to childcare is more important for home buyers with children.
