TY - THES Y1 - 2017/// AV - public N2 - This paper aims to analyze the main variables affecting the development in the housing rent per square meter of the Dutch private rental sector between 2010 and 2015. This subject is currently relevant since it may offer insight for future governmental policies by explaining increases and decreases in the affordability of private rentals. One might conclude that the construction of private rental dwellings remains behind compared to the increase of a population. Which could indicate that governments or individuals do not invest enough in private rental housing, or make the sector attractive enough. In addition, the interaction between development rent per square meter and development years of return on investment could be interpreted as a solution for the growing shortage of private rentals. Governments might subsidize the construction of private rentals, decreasing the years of return on investment and increasing the amount of investments in private rental dwellings.
